Q: How much does the average roof cost?
Mike Payne: That can vary between the size of the project and the complexity of it. I’m going to say, on the low end, a project generally costs about $3,000. And then our estimates for residential generally don’t go over $13,000. Cost is determined by the size of the property, the pitch, and the complexity, including the products you’d like to use.
Q: What type of shingles should I use?
Mike Payne: If you use a class 4 impact rated shingle for your roof in Calgary’s climate, you’ll be in good shape to weather the storm, literally. I refer to Calgary as hail city and insurance companies are starting to catch on to this. Insurance companies have started to offer discounts for using this type of shingle and you’re going to save money with less hail claims, which generally costs about $1,000 to $2,500 per each deductible. So it costs a little bit more, but definitely my preferred approach over a class 3 shingle.
Q: How do I tell if my roof needs to be replaced?
Mike Payne: Visually speaking, if it’s starting to curl up or you’re noticing wear and tear, that’s definitely a sign. You could also base it on the age. So, generally speaking, roofs of the older generation don’t last more than 15 to 25 years.
