In this segment of The Marc and Mandy Show, Bernice Winter shares with Marc what services Condo Check provides.

Marc: When it comes to buying in the condo market, talk to me about what exactly condo check does?

Bernice Winter: Well, condo check, first and foremost, specializes in doing document reviews for the buyer so that the buyer understands the risks, they see the facts, so they can make a decision with an informed confidence. Understand that you’re buying into not just a property where you’re going to come and go, but you’re also part of a corporation, which is a community. And with that comes a lot of responsibilities and a lot of information you should be aware of before you make the decision as to which community is the best one for you. 

Marc: Condos come with a lot of rules as well, right? And a lot of people don’t necessarily know the rules when they’re buying into a condo. So what’s your advice for that? 

Bernice Winter: Well, again, the bylaws are they’re not just rules, they’re actually a contract between the owners and the corporation. When you sign your purchase agreement, you’re committing yourself to live by those bylaws because it’s a contract and it has rules. 

Marc: And when it comes to renovations, there’s so many things you can’t do in a condo right?

Bernice Winter: Absolutely, that’s something that I have yet to see, a set of condo bylaws that says we don’t care what you do in renovations. There’s renovation requirements for the exterior and for the interior. A lot of bylaws require you to submit your architectural drawings and your permits. It can be quite a costly endeavor. And when somebody does not follow the bylaws and then have an issue even selling the unit, you could be forced to put it back to its original state. So renovations are a big issue.
