Mandy: Today, we’re going to talk about financing and your home. And I’m excited about this because it’s really important that people know this information.

Monica Falco: Thank you so much for having me. Absolutely, I think the biggest thing here is educating everyone and educating clients, so I’m happy to chat. 

Mandy: Is it important to be pre-approved before shopping for your home?

Monica Falco: Your pre-approval is your golden ticket. If you are pre-approved you know exactly what your purchasing power is, so it gives you kind of your head start to make that offer on your future home. 

Mandy: When you’re buying your home, are there renovation options?

Monica Falco: When you’re going for your mortgage, absolutely. A lot of first-time homebuyers don’t know this, but a lot of lenders do offer a purchase plus improvements program. And it ultimately gives you forty thousand dollars to put towards renovations for your home. 

Mandy: Now you do have to front these costs up front from your own resources?

Monica Falco: The lender then gives you the funds when the renovations are completed.
