Creating New Building Plans
For many of us, new home construction is uncharted territory. On this episode of The Marc and Mandy Show, Steve Chandra of AlleyLane Homes Construction & More Ltd. shares advice for creating plans for a new building.
Q: How do I get started on plans to start building a new home?
Steve Chandra: I always tell them the first thing you need to do is have a land survey involved. Have them come and survey your land, what you’re allowed, zonings and elevation heights, so forth. They’ll create what they call a topographical plan. You would then look for an architectural designer that’s licensed who knows their zoning municipality codes and will take that topographical plan to create your home that you want to build. Once you guys have come to an agreement, then the structural engineer will get involved. They would create the structural plans those that would get submitted. Now, if you have an architectural designer, they will do the process from the point of designing your home and actually submitting it to the city. So, once you’ve come up with the concept, at that point you would choose your certified builder, because they’re in these applications. There’s certain things that the architectural designer will need for the applications to submit the city requirements.
Q: When hiring an architectural designer, what questions should I ask?
Steve Chandra: So when you’re hiring an architectural designer, ask them what they will provide you other than just designing your home. What else do they give for their services? And most of them will let you know that they also walk you through the application for the city. So now if you’re dealing with architectural designers but they don’t follow through with the application that is there to design your home for you, you can go online and you can easily phone your municipality. They usually have a list of requirements that they could give you and they give you step by step what you need to submit for your applications. And usually that helps as well. So, if you like your architectural designer and you want to work with them but he or she doesn’t follow through on the application, you can always phone city hall and they will provide you or go online and they’ll give you a list of all the requirements for sending your application in.
