Q: What are the key components to look at before starting a major renovation?
Mike Holmes Jr: Before starting a major renovation, there are a lot of things you want to do. First off, high the right people for the right jobs. Finding a good contractor can be very difficult. I always suggest going online. There are websites, such as Home Star, where you can find good contractors who are openly rated. And don’t forget about word of mouth. Once you’ve found a good contractor, you want to make sure that the work they do is permitted. So if they do electrical, plumbing, structural–make sure that it is done by permit and an engineer is involved. Because at the end of the day, if your structure fails, if you have an electrical problem, if you a leak in plumbing, you will be covered by insurance so long as the work done was permitted.
Some other things to consider before starting a major home renovation:
- Know exactly what you want from the project, including whether you would like cosmetic changes or structural ones (or both).
- Run the numbers well before you get started so that you know whether or not you can feasibly afford the renovation(s) you have in mind.
- Decide if there’s anything you would like to DIY and then find out if it’s feasible to DIY or would be better left to a pro.
- Vet your contractor and insist on an airtight contract.
