Q: What tips do you have for negotiating the best price when buying a home?
Todd Talbot: Oh negotiation, that’s my favourite part! One of the things that you need to be aware of is not to get too emotionally attached to a property. If you are so dead set on buying a certain piece of property, it lessens your ability to negotiate, so make sure that you keep a little bit of separation from buying that property and then ask for what you want. Ultimately, you want to find a win-win situation.
Q: Can I buy a home and sell my current one at the same time?
Todd Talbot: You can absolutely do that depending on the market conditions. If the market is slow and it’s a buyer’s market I would suggest make sure that you sell your property first. Then, you have the power of having that money in the bank and the confidence to know that you can go out and buy that piece of property in a hot market. You can also do it the other way around.
Q: When selling my house, do I need to provide permits or anything for my deck, shed, fencing, or additions?
Todd Talbot: So, if you do any adjustments to your house, I always suggest getting a permit. Not only is it the law in terms of renovations, but it’s also important when you go to sell your property. When you show a potential buyer permits for different things that have been done on the property, it instills confidence and that confidence carries through and they are more keen on the property.
