Q: what steps need to be taken to ensure the integrity and character of a neighborhood are protected when building a new home on an older, established property?
Warren Koop: The obvious ones being zoning in variances and different permits that you need is a given. But the other thing we want to try and do is ensure that we’re doing a proper geotechnical survey and understanding where a previous foundation failed. We want to ensure that we’re building something that is sustainable and going to be here for a long period of time. So we always want to go above and beyond. In this case, there’s some pretty substantial shoring that’s involved. It’s being done properly and it’s being done with a purpose in mind.
Q: What do you recommend homeowners do before embarking on a large-scale construction project like a custom home
Warren Koop: Do as much research as you can from the beginning and educate yourself. Teaming yourself up with a contract or builder that’s a knowledgeable and you can relate and trust is very important because there’s a lot of decisions that go into doing a custom home. You got to make sure that you’re keeping the neighbors happy while you’re doing this. You want to make sure the work gets done safely and effectively and not making a mess throughout the neighborhood and the community
Q: What are the risks involved in just building a house?
Warren Koop: In general, being over cost over budget. Is it going to be exactly what you thought? Is it going to fit in? Those are all questions that I think you need to educate on yourself before you ever start.
